Attraction of Zos Ntuj Hmoov Ntuj Community Land Trust
Zos Ntuj Hmoov Ntuj Community Land Trust (ZNHN CLT) is located in one of the most desirable
locations in Oroville, Butte County in California. The site is in the northwest Oroville
community, adjacent to Highway 70, providing easy access to nearby communities, such as
Paradise, Chico, Marysville, Yuba City, Live Oak, and Gridley. This future community is located
approximately 86 miles from Sacramento (the State Capital), 150 miles from San Francisco, 108
miles from Tahoe National Forest, 127 miles from Lake Tahoe, and 237 miles from the stunning
Yosemite National Park.

Interest Area Surrounding Oroville
Oroville is known for its abundance of recreational opportunities. The Oroville Dam, the tallest
earthen dam in the Nation, helps to make Lake Oroville possible. This lake is the second largest
reservoir in California. With 167 miles of shoreline, hundreds of campsites, world class fishing,
and California only Floating Campsites, Lake Oroville is a premier recreation destination in
Northern California.

Feather River, Oroville’s founding body of water, winds its course through the Feather River
Canyon, Historic Downtown Oroville, and out to the Oroville State Wildlife Area; an 11,400
acres wildlife area for camping, fishing, hunting, and off-road driving.

Feather River Recreation and Park District (FRRPD), established in 1953, provides a variety of
park and recreational services to more than 50,000 people in southeast Butte County.
Centered in Oroville, FRRPD encompasses beautiful Lake Oroville and the Oroville Dam,
Gateway to the Feather River Canyon. The area boasts such notable attractions as Table
Mountain, which is north of ZNHN CLT, Baldrock, and Feather Falls.

Within walking distance of ZNHN CLT is the North Forebay, which is reserved for non-motorized
use only. The North Forebay is a sailor’s dream come true. Ranked as the best sailing and
windsurfing location north of the Bay Area, these waters and winds are delightful. The spot is
also popular with those who prefer to canoe, swim, or just relax in the sun. A 200 yards sandy
swimming beach also has men’s and women’s dressing rooms, drinking water, and a special
feature – shade trees that keep the sun off of your picnic table and you.

A new addition for the North Forebay, which opened Spring 1997, is a 1,200 sq. ft. aquatic
center that provides the Butte Sailing Club with a boathouse and an area for holding classes. A
15 space RV campsite and new restrooms have also been added.

The South Forebay is the spot for speed competitions. Jet ski, speedboat, and hydroplaners
come here to show what they’re made of. The water action is exciting, and there’s a new
swimming beach, a picnic area, a fish cleaning station, as well as new shade trees.

Interest Area Surrounding ZNHN CLT
ZNHN CLT’S property is approximately 170 acres. Highway frontage provides excellent
opportunities for commercial businesses. Seventy acres of the property is within the Oroville
city limits. One hundred acres of the property is within the Butte County limits, but it can be
annexed to the City of Oroville. Feather River is to the south and east. ZNHN CLT’s property sits
above the Thermalito Bay’s North Forebay, providing a beautiful view of the Forebay. To the
immediate northeast of ZNHN CLT is the beautiful Table Mountain.

Leej Niam’s Temple
The heart of the community is Leej Niam’s Temple located near a seasonal creek and park with
the backdrop of the striking basalt mesas, Table Mountain. The Temple is about 31,359 square
feet, and includes classrooms, a meeting area, a worship area, a ceremony area, and an area to
view Leej Niam’s statue. Adjacent to the temple is an outdoor walking museum where one can
stroll through exhibits providing historical culture and lifestyle of the Hmong people.

Parkland
Because of our love for our environment, nature, and all living beings, approximately six acres is
preserved as parkland for wildlife in the community. In addition to the parkland, there are
about 20 acres of natural wetlands incorporated into the design to keep its natural beauty with
ZNHN CLT community. The parkland and wetlands along with the outdoor museum provide
walking trails throughout.

Business and Housing
The property has a gentle slope from the north to the south and supports about 200 single
family homes, about 200 apartment units, and a private school. The homes and apartment
units are mainly for low-to-moderate income housing to help the City of Oroville and Butte
County with housing shortage issues. Along the highway, the property provides a commercial
hub that includes about 60,000 square feet for retail space for shopping; and about 82,000
square feet for business office space, a restaurant, and a hotel.

Economic Opportunity
Oroville prospers with steady economic growth. Less than a mile south of ZNHN CLT, a new
Home Depot was recently opened, and a few multiple housing units were developed in Oroville.
ZNHN CLT will add a beautiful temple, community, and culture to the City of Oroville as well as
economic opportunities. As the first Hmong-led community land trust in the United States, and
likely the first one internationally, the community may attract people around the United States
and the world to visit the community and the temple and to learn the history and culture of the
Hmong people. As a result, ZNHN CLT community may contribute to the increase of businesses
to the City of Oroville and Butte County.
